While our district extends from Maalaea to Ahihi Kenau, the sub area of “Kihei” is usually considered between N. Kihei Road (NKR) and Kilohana. While recent community focus has been on high-end residential development further south in Wailea, here we are looking at projects proposed for Kihei that have not yet broken ground. It is a mix of rentals and for sale (fee simple), some geared to families and other to seniors and some better than others for a variety of reasons.
We begin with six:
Hale Kaiola, at NW corner of Kaiola and Ohukai. Fee simple homes expected to break ground this summer SEE https://gokihei.org/?s=hale+kaiola
Kai’ulu O Halele’a, located within the R & T Park on Lipoa Parkway mauka of the golf course. This is Ikaika Ohana’s second affordable rental housing project in Kihei. Also expected to break ground this summer.
Kilohana Makai, located near the intersection of S. Kihei Rd. and Kilohana, 28 single family workforce houses for sale. No information on next step.
Liloa Hale Senior Project, located on Liloa south of Welakahou, adjacent to Hope Chapel. 117 rental units in a single 3 story building. Expected to break ground in 2022.
Waipuilani Affordable Workforce Housing, located near intersection of E Waipuilani and S. Kihei Road, 28-31 fee simple town homes. Initial phase in challenging location.
Kihei Wailani Village, located off Ho’onani St. mauka of Waipuilani Park. 81 fee simple condo units. New owner bought project seemingly located in Waipuilani River gulch.
There are two other projects that seemed to be ready to proceed years ago before disappearing from the radar. Coconut wireless indicates they may be back.

When is the skate park going to open come on guys so freaking over due and what hapoend to the money
Our understanding is the Admisistration’s Parks & Rec Dept. put the contract work out to bid on 3/30/21, and actual work was to commence “this summer.” We agree the matter has been handled very very poorly, & as volunteers we did all we could. What happened to the plan for about 40 houses by Akina Tours at the end of a Alahele Place & south of Keala Place?

As you read the nearby residents were not in a giving mood 2 days before Christmas. In spite of the outcry the project proceeded and later was granted a necessary SMA permit.
What followed fits a frequent sequence of events. The developer fails to meet the required time requirement of that SMA permit to start the project, but they just return to the Maui Planning Commission (mpc) and request a extension. AS FAR AS WE CAN DETERMINE IN HIS CENTURY THE MPC HAS NEVER DENIED SUCH A REQUEST. We ask what is the purpose of such a meaningless limitation?
We pick up this project a few years later in OCT 2017 when they went before the MPCfor…you guessed it another extention of the SMA permit which was of course granted. SEE

As newer projects pop up our all volunteer group focuses on them, so we are not assusred of the current status of Alahale Estates, but we might guess it continues to receive extenstions
